Christie Stefan's 47 Step Marketing Plan to Sell Your Home:


It takes much more than just a sign on your lawn, or a listing on MLS to get the maximum exposure for your property. I feel my comprehensive marketing plan is one of the finest in the industry. I am constantly revising it and adding more components in order to reach the maximum number of prospective buyers.

Here is my plan and commitment of service to effectively market your home, and to get you top dollar! 

I will research all comparable currently listed properties, comparable sales activity, and Average Days on Market for a property of this type, price range and location for past 12 months from MLS, and provide data to client.

Prepare “Comparable Market Analysis” (CMA) to establish fair market value, and recommend a competitive offering price for the property.

Review property tax assessment information to ensure current tax info is amounts are correct for buyer's information.

Verify property's ownership, and legal description, and any easements affecting property.

Research property's land use zoning and permitted uses with the city offices.

Complete a thorough 'Due Diligence' checklist with you to ensure a hassle free closing.

Provide recommendations on exterior enhancements and/or staging recommendations for the property to enhance its appearance, appeal and value. This may include rearranging of furniture, and adding props such as flower arrangements, plants, vases, pictures etc.  On occasion, I will enlist the services of a licensed Staging Professional if needed (and if a fee for service agreement chosen permits this within the budget.)

Take numerous photos and/or video of the property for marketing.

Measure the rooms within the property.

Install a lock box if authorized by owner.

Install a 'SUTTON' street sign at a visible location on the property.

If property is in a hard to find location, install street directional signs to the property. 

Prepare mailing and contact list.

Write print and Internet advertisements.

Create online feature sheet for Realtor's only website.

Prepare flyers for mail delivery to prospective Buyers and Investors, and arrange for printing of these flyers. Ask Christie to show you a sample flyer.

Full colour feature sheets highlighting the homes best features will be prepared and left at the property for Potential Buyers to take with them after a showing. Click here to see a sample feature sheet.

Feature your property on our Sutton Group Heritage Agent Office Tour, with our in-house team of Realtors (if you permit).

Create online feature sheet for Realtor access on torontomls.net with highlighted features of the property to encourage Realtor interest.

Create a virtual tour video of the property which will be posted on Realtor.ca, TorontoMLS, and other internet sites and advertising. To see a sample video, click here.

Deliver â€œJust Listed” flyers to neighborhood residents, (if you permit) See a sample here.

Advertise the property monthly (on a rotating basis) in Newspaper venues such as the Oshawa/Whitby/Clarington 'This Week', 24 Hours,  and The Toronto Sun (should you may choose a 'fee for service' package which allows a budget for bi-weekly print advertisements). Ask Christie to show you samples of previous ads.

I will Open House your property. Open house will be promoted in a variety of venues. Your family's privacy and property will be respected. All visitors will may be made to sign in and identify themselves. Brochures will be supplied, and visitors will be escorted one group at a time through the home, ensuring that no one is left unattended.

Begin to actively prospect for a buyer and promote the property to my extensive database of past clients, colleagues, other Realtors, business associates, and friends.

Reprint/supply brochures promptly as needed.

“Request for Feedback” e-mails will be regularly sent to buyers' agents (Realtors) after showings.

I will discuss any feedback from showing agents or buyers with you to determine if changes to the listing or property will accelerate the sale.

I will place regular weekly update calls to you to discuss marketing & pricing.

Internet traffic and inquiries will be closely monitored and you will be updated regularly on the amount of views and inquiries.

I will promptly enter price changes to all websites and MLS listing.

The property will be marketed through many Social Media venues such as:

My Business Facebook Page

A COMPREHENSIVE INTERNET ADVERTISING CAMPAIGN TO MARKET THE PROPERTY WILL INCLUDE:

Listing your home on the Realtor's only exclusive MLS (MULTIPLE LISTING SERVICE) website reaching over 40,0000 Realtors.
