Christie Stefan's Marketing Plan to Sell Your Investment Property:

 It takes much more than just a sign on the curb, or a listing on MLS to get the maximum exposure for your property. I feel my comprehensive marketing plan is one of the finest in the industry. I am constantly revising it and adding more components in order to reach the maximum number of prospective buyers.

Here is my plan and commitment of service to effectively market your property, and to get you top dollar! 

I will research all comparable currently listed properties, comparable sales activity, and Average Days on Market for a property of this type, price range and location for past 12 months from MLS, and provide data to client.

Prepare “Comparable Market Analysis” (CMA) to establish fair market value, and recommend a competitive offering price for the property.

Review property tax assessment information to ensure current tax info is amounts are correct for buyer's information.

Verify property's ownership, and legal description, and any easements affecting property.

Research property's land use zoning and permitted uses with the city offices.

Complete a thorough 'Due Diligence' checklist with you to ensure a hassle free closing.

Take numerous photos and/or video of the property for marketing.

Install a 'SUTTON' street sign at a visible location on the property. In the case of vacant land, much larger signs which provide more information (such as acreage, zoning etc.) will be customised and installed at the most prominent locations.

For Sale Sign with Rider

Install “text this home to your mobile phone” rider to the street sign. This allows information on the property to be sent directly to a clients cell phone, if they are at the location and either scan the QR code on the sign or text me. I also receive a tect that they are viewing the property instantly and I can follow up with them right away.

If property is in a hard to find location, install street directional signs to the property. 

Prepare mailing and contact list.

Write print and Internet advertisements.

Supply marketing brochures in all company (Sutton Oshawa) agent mail boxes.

Full colour feature sheets will be printed for mail and hand delivery to prospective Buyers and Investors, highlighting the property's best features.

Create online feature sheet for Realtor access on torontomls.net (which is our Realtor's only site) with highlighted features of the property to provide data of interest.

Create a virtual tour video of the property which will be posted on internet sites and advertising. This tour may contain information on the City of Oshawa itself, to highlight reasons to invest in Durham Region. Click here for a sample.

Feature the property in a print ad in the 'Commercial Investor' Newspaper.

Begin to actively prospect for  buyers and promote the property to my extensive database of past clients, colleagues, local Realtors, business associates, and GTA Commercial Realtors.

Reprint/supply brochures promptly as needed

“Request for Feedback” e-mails will be regularly sent to buyers' agents (Realtors) after showings.

I will discuss any feedback from showing agents or buyers with you to determine if changes to the listing or property will accelerate the sale.

I will supply you with weekly updates to you to discuss marketing & pricing.

Internet traffic and inquiries will be closely monitored and you will be updated regularly on the amount of views and inquiries.

I will promptly enter price changes to all websites and MLS listing.

The property will be marketed through many social media venues such as:

A COMPREHENSIVE INTERNET ADVERTISING CAMPAIGN TO MARKET THE PROPERTY WILL INCLUDE:

Listing your home on the Realtor's only exclusive MLS (MULTIPLE LISTING SERVICE) website reaching over 36,0000 Realtors. Colour photos will be added to the listing to maximize the property's presence online. Also a feature sheet will be attached to the listing to encourage Realtor interest.
